Q: We will list your property on the Multiple Listing Service (MLS) or actually buying it?
A: We are not agents and do not create listings for houses. We are local real estate investors looking to purchase properties that meet our criteria in the Hudson Valley area. We do a section of buy-hold, buy-repair-sale, or contract assignments.
Q: What's a fair price?
A: We pride ourselves in creating win-win situations for the seller and us. If time is not on your side, we can assist to close in as little as tittle as 20-30 days. We will work with owners to run market comparable, estimates of repairs and our offer are done with no-obligation to the owners.
Q: Do home owners have to pay fees or commissions to work with us?
A: No, this is where home owners can ave a lot of money. No fee; no commissions. At times we may pay closing cost too! We buy your house as-is, no need to spend money emptying the house, no need to make repairs, no hassle. the responsibility is ours... we pay you and take over the property.
Q: We are we better than a real estate agent?
A: Real estate agents list properties on the multiple listing service (MLS) and hope to find a buyer and this may take a while. You will have to allow every potential buyer through the home, open houses, schedule inspections, appraisals, etc. Oftentimes, commissions can be as high as 6% of the sale price and include other fees. With us, we pay you cash for the property and can be as little as one visit. We close fast and as-is.
Q: Do buyers have any obligations with us.
A: There is absolutely zero obligations. We will present you the offer and if accepted then and only then it gets passed to our attorneys which will put the property under contract.
